POSITION SUMMARY

Under the supervision of the University Hospitals Trust (UHT), the Building Automation Technician Level 2 (BAS Tech II) typically installs programs, and troubleshoots advanced computer-based control systems, HVAC systems, and energy management equipment. They are experienced professionals who resolve complex technical issues, perform commissioning of building-wide systems, and optimize energy efficiency.

Essential Employee This position supports critical facility functions and may require on-site presence during emergencies, inclement weather, or other operational disruptions.

Patient Contact This position will have direct patient contact. Potential for exposure to various healthcare-related illnesses normally associated with a hospital environment.

Working Environment Indoor and outdoor facility work, including exposure to construction sites, mechanical spaces, extreme temperatures and excessive noise levels. While performing the duties of this job, the colleague is frequently required to sit, stand, walk, climb ladders/stairs, talk, hear; uses hands to handle or touch objects or controls. The colleague must occasionally lift, push, or pull up to 50 pounds. Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

EXAMPLES OF WORK PERFORMED

Primary duties include, but are not limited to:

• Advanced Troubleshooting: Diagnoses and repairs complex electrical, electronic, and direct digital control (DDC) systems, including field panels and networking equipment.
• System Programming & Commissioning: Modifies HVAC sequences of operation, programs graphics, and commissions new or upgraded automation hardware and software.
• Preventative Maintenance: Performs advanced maintenance on sensors, actuators, valves, and variable frequency drives (VFDs), ensuring optimal performance.
• Energy Optimization: Analyzes data to identify energy conservation measures (ECMs), adjusts set points, and manages equipment schedules for maximum efficiency.
• Documentation & Reporting: Maintains accurate records of changes, repairs, and firmware updates in Computerized Maintenance Management Systems (CMMS).
• Coordination: Acts as a liaison with contractors, engineers, and vendors during project startup.

KNOWLEDGE AND SKILLS

Required

• Experience: 2–4 years in building automation, HVAC controls, or industrial automation.
• Education: Associates degree in Electromechanical, Electronics, or related field (or combination of education and equivalent experience).
• Technical Skills: Strong understanding of HVAC, pneumatics, electrical systems, proficiency in programming, and experience with communication protocols like BACnet.
• Software Proficiency: Familiarity with CAD and specific BAS software platforms.
